Work out a payment

Try a price, a down payment and a rate. Seller financed loans often run on a 15 to 30 year schedule with a balloon after a few years, so you can set both.

When the number looks right, jump to the listings that have an option at or under it.

How a deal goes here

From the first search to terms on paper, without a bank in the middle.

  1. 1. Search by what you can pay

Enter your down payment and the monthly payment you can manage. You see the listings with at least one set of terms that fits.

  2. 2. Ask the owner

Message the seller about the listing. The first message costs 10 credits; replies are free.

  3. 3. Send an offer

Propose a price, down payment, rate and term for 10 credits. You both see a deal score and can counter until one of you accepts.

  4. 4. Get a letter of intent

An accepted offer gives you both a PDF of the agreed terms to take to an attorney or title company.

For owners

Sell on your terms, and get paid every month

Add your property, set the terms you would accept, and publish. Buyers who can meet them find you by their budget.

Publishing costs 4 credits. New accounts start with 20 credits.

  • Down payment

How much cash you want at closing. More down means more cushion for you.

  • Interest rate

We suggest one from today's bank rate for each option. Change any of them.

  • Term

How many years of payments, and when any balloon is due.

Questions people ask first

Short answers here. The FAQ covers buying, selling, costs and how this site works.

Read all the questions
How does seller financing work?

The buyer makes a down payment at closing and signs a promissory note for the rest of the price. The note sets the rate, the monthly payment, the term and any balloon payment, and a deed of trust or mortgage secures it against the property. The full explanation is on what is seller financing.

Is this site free?

Browsing is free. Some actions cost credits: publishing a listing costs 4, the first message to a seller costs 10, and sending an offer costs 10. Replies, counters and accepting are free. New accounts start with 20 credits, and more cost $0.50 each.

Does this site verify listings or terms?

No. Owners write their own listings, and the terms of any deal are negotiated between buyer and seller. Do your own due diligence before you pay anything. The guide for buyers has a checklist.

How much of a down payment will I need?

It is up to the owner. Down payments of 10 to 30 percent are typical, and rates are usually a point or two above bank rates.
